Total property listings in India rose to 751,674 in Q3 2026.
Nagpur and Lucknow recorded the highest increases at 8.6% and 7.8%, respectively.
Hyderabad and Surat experienced the largest declines in property listings.
In the third quarter of 2026, India's residential property listings experienced a slight uptick of 0.5%, totaling 751,674 properties available for sale. This increase, amounting to 3,953 listings since July, reflects a diverse market landscape where cities like Nagpur and Lucknow have emerged as key players in the real estate sector.
The data, compiled by eXp India, indicates that while the overall trend is positive, there are notable disparities among different cities. Nagpur led the charge with an impressive 8.6% increase in listings, rising to 8,091 properties from 7,452 in July. Lucknow followed closely with a 7.8% growth, bringing its total to 14,120 listings, while Jaipur also saw a healthy increase of 6.2% to reach 16,218.
Other cities such as Pune and Ahmedabad recorded modest gains of 1.9% and 1.5%, respectively. In contrast, major cities like Hyderabad and Surat faced significant declines, with Hyderabad's listings dropping by 8.5% to 29,012 and Surat experiencing a 9.4% decrease to 5,640. This decline in Hyderabad is particularly noteworthy given its ongoing residential development activity, suggesting a complex relationship between new launches and available listings.
The implications of these trends are significant for the broader real estate market. As cities like Nagpur and Lucknow gain prominence, they are becoming increasingly attractive for buyers, driven by improvements in infrastructure and economic opportunities. However, rising property prices and recent interest rate hikes by the Reserve Bank of India are raising concerns about affordability for potential homebuyers.
Looking ahead, the real estate landscape is expected to continue evolving. The ongoing interest in tier-two cities indicates a shift in buyer preferences, and further developments in infrastructure and connectivity will likely influence market dynamics. Stakeholders in the real estate sector will need to adapt to these changes as they navigate the challenges of affordability and supply in the coming months.
