Complaints about unauthorized buildings have been reported from multiple cities.
In a significant move to address illegal constructions, the Maharashtra government announced on Tuesday that it will intensify the scrutiny of property registrations linked to unauthorized buildings. Revenue Minister Chandrashekhar Bawankule emphasized that all necessary documents and approvals will be thoroughly checked before any property is registered, aiming to protect buyers from fraudulent transactions.
Bawankule, who represents Kamptee, stated that buildings lacking essential permissions or not adhering to development regulations will be restricted from registration. This initiative is part of a broader strategy to prevent illegal property transfers and safeguard potential homeowners from being misled by the sale of flats in unauthorized structures.
The minister clarified that while some constructions may be eligible for regularization if deficiencies can be rectified, those that cannot meet legal requirements will face strict action. This distinction is crucial in ensuring that only compliant properties are recognized legally, thereby maintaining the integrity of the real estate market.
Complaints regarding unauthorized constructions and the absence of Real Estate Regulatory Authority (RERA) registrations have been voiced in the state legislature, with issues reported from cities including Nagpur, Panvel, Thane, and Pune. The government has also noted an increase in the involvement of agents in illegal construction and property transactions, prompting the need for stricter oversight.
Looking ahead, the government aims to implement these measures promptly to ensure that property registration processes do not facilitate illegal activities. Future developments will include ongoing monitoring and potential legislative changes to further reinforce compliance in the real estate sector.
