HDFC Bank may sell or securitise home loans based on market conditions.
The bank prioritises maintaining margins over aggressive home loan growth.
Post-merger, the focus will shift to earnings per share and return on assets.
HDFC Bank's Chief Executive Officer, Sashidhar Jagdishan, announced that the bank is contemplating the sale or securitisation of its home loan assets if market conditions and investor demand become favorable. During a media call following the bank's earnings report, Jagdishan emphasized that the bank is not willing to compromise on profit margins in pursuit of home loan growth, especially given the intense competition in pricing that has commoditised some home loan products.
The CEO noted that the competitive landscape has led HDFC Bank to forgo certain deals that do not meet economic viability. He stated, "We have been happy to let go of some of these deals where the margin doesn't make any sense," highlighting the bank's strategy to avoid competing solely on price. This approach allows HDFC Bank to maintain its profitability while still participating in the home loan market.
Home loans remain a critical component of HDFC Bank's strategy for customer acquisition. Jagdishan pointed out that mortgages serve as a means to foster long-term relationships with customers, enabling the bank to cross-sell additional products. He reassured stakeholders that while the bank will remain active in the home loan sector, it will do so judiciously, carefully evaluating competitive pricing from other banks.
Following the merger with HDFC Ltd in July 2023, HDFC Bank has integrated the housing finance company's mortgage business into its operations. Jagdishan revealed that nearly 60% of the bank's home loan portfolio is now being repaid through HDFC Bank accounts. He emphasized the importance of assessing the bank's performance post-merger as that of a new entity, focusing on metrics such as earnings per share (EPS) growth and return on assets (RoA) instead of traditional measures like margins.
Looking ahead, HDFC Bank aims to navigate the evolving market landscape while ensuring its financial health. The bank's leadership is committed to monitoring key performance indicators that reflect the institution's growth trajectory, particularly in light of the recent merger. Stakeholders are encouraged to pay attention to EPS and RoA as indicators of the bank's future performance, rather than solely relying on historical metrics.
