Total institutional investments in real estate rose to $2.1 billion, a 12% increase from the previous quarter.
In the July to September quarter of 2026, foreign investors played a pivotal role in India's real estate sector, contributing a remarkable 68% of institutional investments, which amounted to $1.4 billion. This shift ended a streak of four consecutive quarters dominated by domestic investors, as detailed in the Q3 2026 Capital MarketBeat report by Cushman & Wakefield, released on October 27.
The report highlights that total institutional investments in the real estate sector increased by 12% compared to the previous quarter and by 20% year-on-year, reaching $2.1 billion. Notably, foreign investments surged by 64% sequentially and 134% annually, while domestic investments saw a decline of 34% quarter-on-quarter and 39% year-on-year, dropping to $700 million.
Data centres emerged as the leading segment for institutional investments, capturing 52% of the total inflows in Q3 2026. This growth can be attributed to heightened demand driven by artificial intelligence workloads, increased cloud adoption, and data localization requirements. Other sectors like hospitality and office spaces accounted for 15% and 9% of the investments, respectively.
Somy Thomas, Executive Managing Director of Capital Markets at Cushman & Wakefield, noted that despite global economic uncertainties, India's real estate market demonstrated resilience, reflecting strong underlying fundamentals. He emphasized that while investors are becoming more selective, there is a clear trend towards investing in opportunities with scale and long-term growth potential, particularly in the data centre segment.
The report also indicates that multi-city transactions constituted 76% of the investment activity, showcasing a preference for geographically diversified portfolios. Among major markets, Mumbai attracted 9% of the investments, while the Delhi-NCR region accounted for 6%. Additionally, private equity investors dominated the quarter, contributing 88% of institutional investments, with REIT-led investments making up the remaining 12%.
